Not all houses are good candidates for relocating but Texas Tear Down actively seeks to relocate houses when and where ever possible (and use demo as a last resort).
Yes! You can move that little 1200 SF house off your lot and make room for your new development! There are many site factors, limitations, and variables that determine whether a house can be moved but a few key ones are:
1) House needs to be a Pier & Beam foundation (some house on slabs can even be relocated but the costs to do so prove prohibitive more often than not)
2) House needs clear access to road. If there are protected trees, other buildings, or similar obstacles in the way- moving the home may prove difficult or impossible.
3) New location needs to be outside the city limits of Austin or, if within city limits, have site work, site plan, and all new building permits ready prior to house be relocatedd
Lots of our customers are surprised when we tell them the rather quick turn around for a rather complex process. If you have demo permit ready and approved, we can get a relocation permit approved within 2 weeks (usually). If you haven't filed for a demo permit yet, then we can expedite the process similar to demo application.
Texas Tear Down is Austin's number one Demo Company but does strive to reduce waste sent to the landfill whenever possible. As such, we have partnered with our house mover to offer a program to save developer's money compared to a straight demo. We pay the mover and you pay a reduce cost to have us relocate the house and clear the lot as we would with demo, but save anywhere from 30-50% compared to a 100% demo bid. Furthermore, by diverting upwards of 90-95% of waste from the alternative of demolishing the house- you may be able to work towards Austin Green Energy Building credits
By calling Texas Tear Down, you get the best of both worlds! We are a demo company by birth but a house relocator by nature. By calling Texas Tear Down first, you can ensure your lot gets cleared no matter what but in the most efficient way possible. We do what the house movers won't- demo large additions, detached garages, side walks, pools, fences, trees, landscaping, and anything else on lot in the way of your new development. If you call a house mover first, you may still have to call a demo company to come take care of the rest left behind after the get their house out (that is all they contract for- to move the house). If you call only a demo company, then they will preserve their best interest to get you to move forward with the demo process instead of possibly considering the potential to save money with a combined House Relocation and Lot Clearing package from Texas Tear Down.
